General Contracting

Bogatay Construction is responsible for the day-to-day oversight of the construction site, and management of vendors and trades. In addition, we keep communication between the general contractor and the involved parties open and clear throughout the course of project.

Before starting a job, Bogatay Construction must first assess the project specific documents. In the case of renovations, sometimes a site visit is required to get a better understanding of the project. As a result of this, Bogatay Construction will generate a price, also called an "estimate." We will then estimate the cost of materials, equipment as well as the cost of labor to provide the owner with an approximate price for the project.

In these contract documents, the contract agreement includes budget, the general and special conditions and the plans and specification of the project that are prepared by a design professional such as an architect. In many instances Bogatay Construction is the project engineer or project manager for construction projects.

CM/GC

Construction Manager/General Contractor (CM/GC) contracting method utilizes an integrated "Team" approach applying modern management techniques to the planning, design, and construction of a project in order to control time and cost, and to assure top quality for the project owner.

The "Team" consists of the Owner, an A&E firm (retained by the Owner), and the CM/GC. The CM/GC method includes both pre-construction and construction phase services. The A&E is selected utilizing the standard consultant selection process.
